NOTICE OF INTENT TO DISMISS
Your appeal to the Salt Lake County Board of Equalization for the property identified above does not contain sufficient evidence to meet the minimum requirements of the Board of Equalization to support an appeal. This notice sets forth the deficiencies and the evidence which may satisfy the minimum requirements of the Board of Equalization. Failure to file the requested evidence by the due date will result in the dismissal of your appeal. If this occurs the valuation on the Salt Lake County Notice of Property Valuation and Tax Change will become the final valuation for the current year.
Residential Properties which including duplexes can be appealed with one or more of the four evidence types. If current evidence is not available provide available evidence as close to January 1 of the current year as possible.
A recent purchase of the property was indicated on your appeal. The purchase of the appealed property needs to be within one (1) year before or after January 1 of the current year. You did not submit a copy of the settlement statement, closing statement, HUD-1 disbursement, or an equivalent document prepared by the closing agent. An earnest money agreement or Real Estate Purchase Contract (REPC) is not considered a final sale document. If an appraisal was completed as part of the purchase submit that as well.
Fee appraisal was indicated on your appeal. Submit a complete and signed copy of the fee appraisal that is within one (1) year of January 1 of the current year and is an independent (third party) opinion of value.
Sale of three or more properties was indicated on your appeal. Sales need to be within one (1) year of January 1 of the current year and be comparable to your property in style, size, age, location, etc. You did not submit evidence that is sufficient to substantiate the sale price or comparison with the appealed property. Please submit copies of comparable sales printouts(in a "listing full print" format). This information can be obtained with the assistance of a Real Estate Professional through the Board of Realtors or the Wasatch Front Regional Multiple Listing Service (MLS).
A factual error or cost approach was indicated on your appeal. An appeal based on a factual error requires supporting evidence which establishes that an error in the assessment record caused the property to be assessed above fair market value.
You have submitted no evidence. You must submit one of the types of evidence described above.
